Congratulations on starting the homebuying or investing process!
   
 
Buying a home is exciting... and then reality sets in....  What is really required?  So much info... who to believe?  Where do you go?  Can you really afford to make a mistake on what may be one of the most expensive assets you will every own?  How can you make the best decisions?  What should you look for from your service provider?  So many questions.  It's no wonder buyers have concern and deciding to purchase is often an emotional process.  While the real estate purchasing process is a very detailed process, I have condensed the buyer process into a simple checklist to make it a more managable process to get you thinking about what is necessary to successfully purchase your first or fifty-ith home or property!
 
Here is a simple buyer's checklist to start from beginning to finish to get you on the right frame of mind and action.
 
1.  Save money, keep credit clean, minimize debt
2.  Decide to purchase-know what you want, why and where-we Agents can help
3.  Review your options with a real estate professional.  Often it makes sense to talk to a Realtor so he can help recommend many vendors.  
4.  Get pre-approved for a loan-find out what kind of loan programs you qualify for
5.  See properties
6.  Make offer and key terms
7.  Get offer accepted
8.  Start the escrow process, to complete the sale
9.  Do inspections, get appraisal,  do your due dilligence so you know what you are buying
10.  Accept or reject the property, remove all conditions, notify your landlord you are giving notive to vacate
11.  Do repairs or plan for it
12.  Sign off escrow papers, transfer all money to escrow.

13.  Close the sale... congrats, you are the new owner!
 
The average sale takes 30-40 days.  Some may take a little longer like FHA loan purchases.  Some may take less time because they are all cash purchases or as agreed.  This is a simple checklist, but is actually a very detailed and time consuming process so it is incredibly important to work with a proven real estate professional who has the experience and interest to help you make a smart and efficient purchase. 
 
How do you know you are hiring the right agent?    Some considerations and traits to consider include the following:
 
1.  Do they have experience, skills, and negotiating skills?
2.  Do they have experience in short sales, foreclosures, and/or other specific requirements?
3.  Are they familiar with your target property, area, finances and conditional aspects to the purchase?
4.  Do you feel comfortable with your future agent?  This is a time consuming process so you must be able to work well together.
5.  Are they available for you or have a proactive process to keep you updated on all key points?
6.  Can they provide you with technology to help make this as easy for you as possible?
7.  How will they be available you have questions?
8.  Do they ahve a proven track record and results?
9.  Are they willing to provide you with some testimonials, recent client references, and
10.  Do they make their service record transparent so you know what to expect?
11.  Do they have experienced vendor and professional referrals for you or can find out?
12.  Have a team available for you and your every questions?
13.  What kind of specialist or designations do they have?
14.  How do they keep up with all the constant changes occuring in today's real estate market?
